muniDD assembles and cites publicly available municipal and county records for a single Los Angeles County assessor parcel. The $249 Automated Screen (usually minutes after payment) is a research aid for property buyers — not a professional opinion. Deep Dive is a separate analyst engagement (7–10 days typical). The planned price is $2,995. Checkout is closed, and a request records interest only.

Not advice

Reports are not legal, tax, environmental, engineering, appraisal, insurance, or title advice. They are not a substitute for a statutory California Natural Hazard Disclosure (NHD), a Phase I environmental site assessment, a survey, or a title insurance commitment. Hire licensed professionals for those.

Citations and coverage

Every claim on a report is limited to the cited source as of the retrieval date shown. Gaps, degraded sources, and jurisdictions we do not cover are labeled as such. Absence of a finding is not clearance of risk. Recorder, court, and private title matters may be omitted and referred to title counsel.

Payment and delivery

You confirm the correct parcel before payment. You pay $249 for one Automated Screen. After payment we assemble the report (usually minutes after payment) and email a link to the address Stripe collects. The report URL is secret-by-link — anyone with it can view the report.

Deep Dive can be requested from a confirmed parcel or a finished Screen. The planned price is $2,995, or $2,746 after a Screen you already paid. A request does not charge you, does not start analyst work, and is not an agreement that Deep Dive will be offered at that price. If checkout opens, we will email the address you gave before anyone is asked to pay.

Refunds

If the run fails for a technical reason on our side and we cannot deliver a ready or partial report, contact us with your Stripe receipt for a refund. We do not refund because you dislike findings, chose the wrong parcel after confirming, or expected coverage we labeled as something we could not check.

Limitation

To the fullest extent permitted by law, muniDD and its operators are not liable for consequential, incidental, or special damages arising from use of a report, and aggregate liability for any Automated Screen is limited to the amount you paid for that Screen. These terms are a product disclaimer, not a substitute for counsel reviewing your purchase contract.
